BUILDING ELEMENTS


Basics:

- foundation strips (plain concrete), reinforced concrete monolithic slab foundation

Vertical load-bearing perimeter structure: masonry of ceramic blocks with thermal insulant on the outside and cladding, load-bearing walls between the individual houses are lined with acoustic brick blocks

Vertical load-bearing structure: on the sunken- ground floor - reinforced concrete wallsl and pillars, as well as masonry made of ceramic blocks

Horizontal load-bearing structure: prestressed reinforced concrete panels


Partitions: plasterboard or ceramic brick blocks

Stairs: single-arm prefabricated

Load-bearing structure of the roof prestressed reinforced concrete panels with thermal insulant, waterproof layer

Roofing: Coating, visible layer - pebble aggregate

Accessible area by walking - concrete paving


Tinsmith products: painted aluminum sheet

On all walls, the plumbing elements are replaced by covered concrete slabs.


Locksmith products: all-glass railings of windows on the 2nd floor, point-anchored, all-glass railings of ground floor terraces, all-glass construction of the ground floor terrace screen


Facade: Travertine stone cladding, concrete cladding, contact thermal insulation system, colored thin-layered plasters


HOLE FILLING

Exterior-filling of openings: wooden windows glazed with insulating triple glazing, part of windows - possible to open, part tilting/reclining, part fixed or sliding

Interior. opening fillings: wooden interior doors, wooden door frame, entrance doors of family houses are security class III, at level 1. PP class IV with fire resistance of at least 30 minutes.


SURFACE FINISHES

Internal plasters: ceiling - suspended SDK soffit, walls - smooth gypsum plaster

Interior lining: ceramic tiling, tiling designed according to an individually design in each bathroom

Interior window sills: for French windows, wooden with the use of floor slats, for bathrooms, wooden with opaque glass

Exterior window sills: cladding with aluminum sheet in a lacquered finish

External lining: stone / concrete cladding in the windows of the ground floor and sunken ground floor, thin-layer plaster in the windows of the roof outlet

Floors: cement cast screed and anhydride

Floor surfaces: wooden slats max. Thickness 15mm - dry operation (living room, corridors, dressing rooms/walk-in closets, dining room, kitchen, study, room, bedrooms, stairs)

ceramic tiles - wet operation (bathrooms, toilets), dry operation (vestibules, technical facilities)

Notice: The multi-purpose space on the lower ground floor will be ready

Possible client modifications and changes in the form of additional costs:

- cooling by indoor units for all bedrooms and living room, external unit located on the terrace of the 2nd floor

- adjustment of the layout of the 1st floor of a small house

- variable modifications of the lowered ground floor, either in variants

o without adjustment

o fitness

o home cinema

o one - room apartment


THE SURROUNDING OF THE HOUSE

Access road/driveway: concrete pavement, concrete curbs

Entrance: interlocking paving

Terraces: large-format concrete paving

Dividing fence: wire fencing made of plastic-coated mesh

Landscaping: delivery of topsoil


COMMENTS

All furniture, built-in and solitary and other equipment drawn in the graphic part are not part of the delivery and serve only to give an idea of the possible spatial use of the rooms.

In the case of the kitchen, the layout of the line (the kitchen line itself is not part of the delivery) determines the location of the outlet fittings, the outlet of the water connection, sewerage and electricity outlets for hob and oven.

Other electrical installations for kitchen equipment (lights + 220 V sockets) are terminated in the kitchen area with free outlets for subsequent distribution at the client's expense according to his specific kitchen project.

Tiling and interior surfaces in the kitchen area are not included in the delivery

In the case of a washing machine, it indicates its intended location and the associated location of the energy connections and the sewer outlet.

In the event of a conflict between the drawing and the text part, the text part always takes precedence

If a dimensioned interior design is not entered and delivered in the construction completion phase, the exact required location of the individual outlets cannot be observed.

The seller reserves the right to change the standard equipment of the buildings during the construction, not in a different price or quality, but in the manufacturer or type of product, for another product of similar price and quality level.
